Options for Borrowers Struggling with Payments
If you hear from any borrowers who are unable to make their mortgage payments—temporarily or longer term—please advise your clients to reach out to their loan servicer as soon as possible, and refer them to the Minnesota Homeownership Center so they can connect with a Foreclosure Prevention Advisor who can help them navigate the process and advocate for them if needed. This is true for all borrowers, not just Minnesota Housing borrowers.
The earlier they reach out, the more options they may have. There is no downside to asking for help, even if the borrowers don’t end up utilizing it.
Minnesota Housing first mortgage borrowers have several options to reach out to U.S. Bank Home Mortgage for help if they are struggling to make their payment:
- Call U.S. Bank’s Loan Counseling Department at 1-800-365-7900 Monday through Friday. Hours are 7 a.m. to 9 p.m., and Saturdays from 9 a.m. to 2 p.m.
- On U.S. Bank’s online banking portal, select the Mortgage assistance button from the dashboard.
- Use U.S. Bank’s mobile app

Refinance tip: Check for DPA
When originating refinance transactions for Minnesota Housing loans, please note that Deferred Payment loans are not reported to the credit bureaus and will not be visible on the borrower’s credit report. Monthly payment loans are reported to the credit bureaus, so you can expect to see those loans listed on the borrower’s credit report.
When refinancing Minnesota Housing loans, follow these best practices:
- Ask the borrower whether they received a downpayment and closing cost loan, as the majority of borrowers obtaining a first mortgage loan through Minnesota Housing utilize our DPA loans.
- Review the title commitment for outstanding liens that may not be listed on the credit report.
- Be aware that the credit report will not show Minnesota Housing Deferred Payment Loans.

Minnesota Housing Closed for Presidents' Day
Minnesota Housing will be closed on Monday, February 16 in observance of Presidents' Day. Lenders will be unable to lock new loans from 5 p.m. on Friday, February 13 to 10 a.m. on Tuesday, February 17.
